Property management is something most of us have heard of. But how much do you really know about it?
Put simply this focuses on the task of managing various properties, either in a commercial or industrial area or a residential one. Depending on the size of the company, it may cover both of these areas and handle many different properties for individuals and other businesses.
Do the property management companies own these properties themselves?
It all depends on the nature of the business they run. For example if they handle residential properties it is more common for them to look after them in accordance with the wishes of the person who owns the buildings.
A good example would be a landlord who owns, say, half a dozen properties and needs someone to help him manage them on a daily basis. The property management company would take on everything on his behalf, handling rent collection and even getting new tenants if existing ones vacated the property.
On the other hand the property management companies may be involved solely in commercial and industrial management. In this case they would be more likely to own the properties themselves, renting them out to tenants and providing all the essential services too.
Their properties could range from factories to office blocks to more modern developments. It all depends on what they specialise in and how big the company is.
The various services offered by a property management company
Maybe you want to hire a property management company to handle your property portfolio, or you are looking for rental premises to set up business in. Whatever situation you are in it pays to think about the services the business will provide you with.
For example, do they offer regular maintenance and upkeep of the property? If you are renting premises from them this should be covered in your contract. If you have your own properties they are handling for you, they will likely be able to handle all emergencies such as leaks and property damage very quickly.
However in this situation they should always keep you abreast of events so you know what is happening and when.
Finding a good property management company
As we have seen above, it is vital to think about a company’s services before you choose one in particular. Are you happy they will provide you with all the services you will need? Are their prices competitive enough to warrant using that company?
In addition to this you should think about their track record as well. If a company has been in business for a long time, this should give you confidence that they have the right amount of experience. Everyone has to start somewhere of course, but it helps if you know you have a company you can trust.
The more you know about property management, the easier you will find it to choose the right company for your needs.
